Advertise only for Cash Buyers and brag about how great the city is that you are marketing your property from. You want people to feel cozy at the new place they will be moving too.

When potential buyer calls figure out what home they are referring to. Leave out as little information as possible for them to be able to do their own homework. You don't want them finding out that a home you are listing for $150000 is really going for 139000. They will laugh you right off of the phone call. Instead go to your bookmarks and find the listing they are talking about. Download and text over the photos of that listing. No photos. Go get photos by driving to the address. At this time you can also let the seller know that you have a potental buyer and go into a sellers contract with them if they haven't already done one with you. 

Once cash buyer is ready to go bring the two parties together and collect your bread.
